The renovation is done. The contractor is packing up. And every surface in the place is covered in a fine gray film that comes back the minute you wipe it.
That is post-construction dust, and it is the same in Hoboken and Jersey City as anywhere else. What changes on this side of the Hudson is the buildings: narrow rowhouses on Hoboken's side streets, glass towers along the Newport and Paulus Hook waterfront, older walk-ups in the Heights, and storefronts getting new fit-outs on Washington Street and Newark Avenue. Each one cleans up a little differently. This guide covers what to plan for so the final clean happens once and happens right.
What Is Post-Construction Cleaning?
Post-construction cleaning removes the dust, debris and residue left behind after a build or renovation, so the space is ready to live in, lease or open. It is more detailed than a regular clean. Crews use HEPA vacuums and microfiber to pull fine drywall dust out of vents, window tracks, cabinet interiors and light fixtures, then remove paint drips, adhesive, stickers and grout haze from new finishes.
Most projects are cleaned in phases:
- Rough clean while trades are still finishing, to clear bulk dust and debris.
- Final clean once the work is complete, covering every surface, fixture and floor.
- Touch-up clean right before move-in or a walkthrough, after last-minute contractor fixes.
For a full breakdown of each phase, see our post-construction cleaning service page.
Hoboken Brownstones and Rowhouses
Hoboken's housing stock is mostly older attached homes that get renovated floor by floor. That creates a few common challenges.
- Stairs, lots of them. Equipment and bags move up and down narrow staircases, so walk-ups take more labor than elevator buildings of the same size.
- Original details next to new finishes. Restored moldings, plaster and older hardwood often sit beside new tile and cabinetry. Each surface needs the right product, and older wood can't be soaked.
- Dust travels between floors. In a renovated rowhouse, dust from one floor settles on the floors above and below. Plan the clean for the whole house, not just the room that was worked on.
Jersey City Waterfront Condos and High-Rises
New and renovated units in the waterfront towers come with their own rules.
- Building management sets the schedule. Expect a booked freight elevator window, service entrance use and floor protection in hallways.
- COI before entry. Most managed buildings require a certificate of insurance naming the building and management company before any vendor goes up. Getting the wording right the first time avoids a lost day. Our guide to COI requirements for cleaning crews explains what to ask for.
- Lots of glass. Floor-to-ceiling windows look great and take real time to detail after construction, especially with labels, film and caulk on new frames.
Storefronts and Office Fit-Outs
Retail and office build-outs usually run on a hard opening date. That changes the plan.
- After-hours work is common when neighboring tenants are open during the day.
- A larger crew for a shorter window is often the only way to hit an opening date after trades run late.
- A touch-up visit the morning of a soft launch or inspection catches dust that resettles overnight.
If your project is a commercial space, our commercial and janitorial cleaning team can also take over recurring cleaning once you open.
What Affects the Quote
Every post-construction quote comes down to labor: how many people, for how long, and how many visits. The biggest drivers are square footage and layout, how dusty the work was (a full gut with sanding is very different from a kitchen refresh), the number of windows, floor types, whether debris still needs to go, and building access. We cover each of these in detail in what affects post-construction cleaning cost.
How to Get an Accurate Quote Fast
Send these with your request and you'll get a clear written quote, usually the same business day:
- Address and building type (rowhouse, walk-up, elevator building, storefront)
- Approximate square footage, rooms and bathrooms
- What work was done: drywall, sanding, painting, tile, cabinets
- Window count, and any glass walls or skylights
- Which phases you need, and your deadline
- Building rules: elevator hours, COI wording, parking
- A few photos of the dustiest areas

Frequently Asked Questions
How soon after construction can cleaning start?
Often within 24 to 48 hours after the trades finish, depending on building approvals and crew availability. Having your COI wording and access details ready speeds things up.
Do I need a certificate of insurance in Jersey City?
Most managed condo and rental buildings require one before any vendor enters. Ask your building manager for the exact additional insured wording and send it with your booking.
Is one cleaning visit enough after a renovation?
For a small refresh, a single final clean is usually enough. After heavy sanding or a full gut, fine dust keeps settling for a day or two, so a final clean plus a short touch-up visit gives a better result.
Do you remove construction debris?
Crews remove dust, residue, packaging and small leftover materials. Hauling large debris like lumber or drywall offcuts is a separate service, so mention it when you request a quote.
